We screen both the location and the floorplan. The area needs real momentum, and the home has to suit what tenants there actually rent, not what looks good in a display village.
Every lot is $10,000 below the builder's advertised price, taken off the contract, so you pay less stamp duty and borrow less. We are paid a flat fee by the builder, the same from each one, not a commission.
We only buy in areas where new land releases are restricted. If an estate can flood the market with another thousand lots next year, it does not make our list.

Our criteria
Nothing reaches the panel until it clears these. Every threshold is computed from the live stocklist, not asserted in a brochure.
Buy new and claim the deductions, or buy established and get the capital movement. That trade-off is a function of where the new stock is, not of new stock itself. Screen for growth corridors with a constrained release pipeline and it disappears: you keep the depreciation schedule of a new build and the growth profile of a supply-limited suburb. These are the tests that get a package onto the panel.

Builders release exclusive stock to us on one condition: it doesn't leak to the open market and it doesn't get shopped. That constraint protects the origination, not the transaction. Everything you need to judge the deal financially is visible the moment you qualify.

Common questions
Why do I have to qualify before I see prices?
Two reasons. The stock is exclusive and the pricing only exists while it stays off the open market. An open site gets scraped and shopped within a week. And we are investment-focused: the questions tell us in two minutes whether the panel is even relevant to you, rather than wasting a fortnight of yours finding out.
What does this cost me?
Nothing. No engagement fee, no success fee, no client-side commission. The builder pays Home Runs a commission on settlement, at the same flat rate from every builder on the panel, so nothing here is ranked, ordered or promoted by what we're paid.
Why can't I see the builder?
Because the pricing only exists while it stays off the open market. Once you've chosen a lot and asked for an introduction, the builder, the designs and the full inclusion schedule are released to you before you sign anything.
Will I get chased by five builders?
No. We introduce you to one builder, once, on your written instruction. Your details are never distributed to a panel, and never forwarded before you've chosen.
Are the rent figures real?
They are current market appraisals for comparable stock in the same suburb, supplied with the stocklist. Packages carrying estimated rather than appraised rents are flagged as such on the package page. Yield is gross, calculated on your price after the discount, not on the advertised price.
What are the risks specific to house and land?
Sunset clauses on untitled land, registration delays pushing finance approval past expiry, rise-and-fall clauses on build cost, soil classification variations under AS 2870, and provisional sums that move at slab stage. We go through each against the specific contract before you sign. They are why titling dates sit on the front of every card here, and why anything beyond eighteen months never makes the panel.

Home Runs exists because house and land is the least transparent corner of Australian residential property. Advertised packages are marketing prices. Lot schedules are held back until you enquire. Rent estimates come from whoever is selling you the build. And almost none of it is screened on the two things that actually determine an investment outcome: land ratio and yield.
We screen first, negotiate stock in volume with a small panel of builders, publish the full schedule with the numbers attached, and hand the acquisition saving back to the investor as a $10,000 discount. The builder stays masked until you choose.
